**JOB PURPOSE**
• The Legal Officer / Legal Specialist is responsible for providing comprehensive legal support across the company’s real
estate and construction activities. The role ensures that all property registrations, construction processes, corporate
actions, and contractual arrangements are legally sound, properly documented, and fully compliant with applicable legislation.
• The position plays a key role in safeguarding the company’s legal interests by managing property title matters, supporting
project development, mitigating legal risks, and ensuring accurate coordination with public authorities and internal
departments to enable smooth and secure project execution.
**KEY ACCOUNTABILITIES:**
Basic functions and purpose of responsibilities:
• Draft, review, and negotiate a wide range of contracts related to construction and real estate projects, including sales
agreements, lease agreements, subcontractor contracts, engineering agreements, and cooperation agreements.
• Manage and oversee the full cycle of property and asset registration procedures, with strong practical focus on title
verification and ownership due diligence. Prepare, coordinate, and submit complete documentation, including electronic
applications through the state portal (e-Albania). Handle registrations, annotations, encumbrances, subdivisions, mergers,
and deregistrations.
• Provide legal support throughout construction and development projects, including matters related to building permits,
approvals, completion certificates, and technical/legal documentation.
• Handle administrative and regulatory procedures with the Cadastre, notaries, and local and central government
authorities, ensuring accurate processing and timely follow-up through completion.
• Prepare legal opinions, internal memoranda, and risk assessments concerning property titles, construction processes,
and contractual matters.
• Coordinate closely with internal departments (technical, development, finance, and sales) to ensure effective legal
support and smooth project execution.
• Draft and coordinate corporate documentation, including Shareholders’ Assembly and Supervisory Board resolutions
and minutes, and manage related applications and filings with the National Business Center (QKB), ensuring proper
registration and implementation of company decisions.
• Maintain and manage the legal archive, ensuring proper documentation control, organization, and traceability
• Ensure compliance with applicable legislation, regulatory requirements, and internal company policies
and procedures.
• Represent the company, when required, in official communications and meetings with third parties and public authorities.
**REQUIRED QUALIFICATIONS:**
• Master’s Degree in Law (LL.M. or equivalent preferred).
• 2–5 years of relevant professional experience in real estate, construction, property registration, law firms, banking, or
corporate legal environments.
• Strong knowledge of:
• Civil and commercial law
• Property registration procedures and Cadastre/Hypothec practices
• Construction and urban planning legislation
• Excellent drafting, negotiation, and communication skills.
• Strong organizational skills, with the ability to manage multiple matters independently and meet strict deadlines.
• Very good command of English, both written and spoken.
